Since the Tenant Fees Act 2019 came into force, a landlord or agent cannot require a tenant to pay for a professional clean at check-out — cleaning is not a permitted payment. What you can do is require the property to be returned to a professional standard. That means the clean is commissioned and paid for by you or the landlord, and having a dependable supplier on account is what keeps voids short.

A fixed price per property, a completed checklist, after-photos, and a written note of anything we could not resolve (damage, staining, or an item needing repair rather than cleaning).
Make-ready
A void usually needs more than a clean before it can be photographed: scuffed paint, a sticking door, a toilet that runs. Waiting on separate trades is what turns a five-day void into three weeks.
Walls made good and repainted, ceilings and woodwork refreshed, doors painted or re-finished — the cheapest way to lift a tired unit's photos.
Holes from shelves, brackets and TVs filled. Damaged corners and small areas skimmed ready for paint.
Doors eased and re-hung, handles and latches replaced, locks changed between tenancies with a spare set cut for the branch.
Running and leaking toilets fixed, flush and fill valves replaced, seats changed, cisterns and silicone renewed.
Sockets, switches, light fittings and extractor fans replaced like-for-like. Notifiable work under Part P is referred to a registered electrician — we will not put your compliance at risk.
Blinds, curtains, shelving, mirrors, TV brackets, flat-pack, flooring trims and bin-store clearances.
We do not carry out gas work of any kind, and we do not touch EICR, gas safety certificates or PAT testing — all of those are referred to certified engineers, and we will tell you so rather than bill you for something we cannot legally do.
